Unimpressed.

Kyle Smalling did a closing for the buyer of a property I was selling on 1-6-2020. A day before the closing the HUD statement was sent to my agent. I noticed the property taxes were prorated incorrectly. Half of the previous year's amount vs 6 days.

At my request the agent contacted him. He did not respond until the morning of closing.

Quoting Kyle Smalling "That represents a prorated credit for the 2020 tax bill (estimated off last years vacant land assessment).

If you are ready, we will circulate tothe(sic) parties for electronic signature"

Instead of verifying his or his staff's work, he was dismissive and assumed he was right.

I provided him and the agent math that amounted to a $300+ error.

My agent went in on my behalf for closing and was presented the still incorrect HUD. The agent caught the mistake and got it corrected.

Bottom line... If you use Mr Smalling , verify verify verify.

Easiest law firm to deal with for closings! Staff is friendly, knowledgeable, and on top of it all the time! 5 stars all the way!

Upon getting onto Google to leave my own review I read a couple of the others with regards to this law firm and truly cannot understand how anybody would have anything but a positive and professional experience with Capital City Law. The only conclusion that I can make is that closing a home is stressful and they struggled themselves coping with the move.

Every person that I came into contact with at Capital City Law was very accommodating and very willing to do everything necessary to make closing an effortless experience on my part. They do all the work for their clients so you can pack and be concerned with the many details of moving.

I met both Kyle and Amanda. Either one of them, in my opinion, would give you your money’s worth and some.
I even got a T-shirt upon parting that I wear proudly!
I give them five stars and you won’t regret it!

Amanda is an absolutely wonderful attorney with an excellent paralegal/legal assistant. I am happy that I was referred to Amanda and would definitely refer her in the future.

I’ve hired Amanda twice, and both times all charges against me were dismissed. As much as I would have loved to talk with her in her office it wasn’t even necessary. I paid online, and sent all necessary documents through email. Her office is beautiful and in a convenient location downtown. I personally waited tables with her full time, while she also studied the bar full time. She is one of the most hard working women I know, and someone I can always trust and count on.

Capital City Law did a fantastic job helping with my new home purchase. Amanda explained everything I needed to know before I signed each document, which I appreciate. The span between offer and closing was very short, but Amanda and her team helped the process go over incredibly smoothly. Everyone I interacted with was incredibly friendly, and I will definitely use Capital City Law again if the opportunity ever arises!

UPDATE: I had my house closed with this company. Good thing is that it was closed on time. Overall I had a less than pleasant experience, some miscommunication. The owner followed up with me after my initial review and I am glad we have some disagreements sorted out.

Kyle is awesome. Hired him to do some civil work for me. He was well spoken, intelligent, and thorough. Had the work done in an extremely efficient manor and communicated throughout. I honestly couldn't have asked for a smoother process and doubt anyone could have provided a better experience.

Amanda was great to work with. She really helped me feel better about things and I was happy in the end.
