This is an honest experience we had of this firm back when our home closed with Pulte in 2016, this firm was chosen by Pulte. The main issue we had with this firm is that they deeded our home to the wrong lot # (this is a new community). At closing, we questioned the address on the front page because it wasn't our home street number and they said "well maybe because its a new community they put the model home address" and did not follow up to verify further for us. Little did we know then that the address on the deed was the address for the lot next door to us. We had other questions on the actual figures on the closing statement but the attorney was not knowledgeable nor helpful in answering, at one point he stated "he did not know the answer". I understand he is not the lender but their main business is home closings so they should have been in a position to help "guide" us better. We did not receive that kind of service with this firm whatsoever, it was very much a transaction, no customer service. A month or 2 later they realized their mistake and contacted us to correct the deed with the correct lot number. When asking for an apology for this mess up they acted like it happens often, which it may for them but the inconvenience to us has trickled down farther than one would expect. To this day, Feb 2019, we found that our real estate property value is based on the square footage of the incorrect lot number from the original deed, so we have overpaid in property taxes for 2 years now because of this issue. If you are in a position to choose your closing attorney, do not choose this one or appeal to your seller to choose someone else. They do not care about their mistakes and brush it off easily. And the trendy key shaped USB they offer for all your closing documents does not ease the pain of their mistakes in basic deed work.
Everyone in the office is very friendly, professional & efficient. Had two closings in 10 months. Communication was excellent and all went smoothly. Would definitely recommend.

The one star is only because I cannot give no stars. The only reason I selected this company it was the location. Errors on the CD/ALTA, tried to s/w paralegals 3 times before the closing date to address discrepancies, no calls back, nor emails. I have waited 45 min past the set time before we start signing docs, almost 2 hours in the office (and that's with me just skimming thru the docs). They also messed up my wife name on the Deed and relationship. Staff is not friendly.Would not recommend.

Poor communication and unresponsiveness of staff and paralegal in real estate transaction. I have brought it to Shannons attention pre-closing and trust she will look into it. I wish I had the pleasure of some of the positive reviews. The closing attorney was quite nice and professional. I would not recommend them for a real estate transaction since there appeared to be errors, miscommunication of items on the several versions of settlement sheet in a simple buyer transaction prior to actual closing. It took more than several calls, emails, and prodding of my agent to get the information I needed and subsequent correction of errors on their part. It took several times to get it right. This would not pose a problem if they took a personal check for more than $500 at closing to allow for late minute variances. Instead their solution is well if you sent too much we will write you a check back at closing which by the way for me was over a $1k overage paid to me. Regardless of what the person who came to the defense of the other recent negative comments, (i.e. insurance debacle, wrong closing address etc) believes, constructive comments should be valued. Clients should not feel the non-attorney team is being dismissive in addressing their questions and needs pre-closing and not make it a unnecessary taxing process. PS sent email to Tori Walsh who I was told was the H.R. person waiting to hear back and confident going forward Shannon and Tori will take a proactive approach.

I’m from New York and buying and selling a home there is beyond cumbersome. When my family and I moved here, I expected the same. I called Shannon and she immediately put me at ease. She too is from NY, so she understood immediately what I was going through. She walked me through the process and pointed out the differences between the two states. She was a breath of fresh air. I never had to worry during the entire process and I knew what to expect. Did things come up? Sure. It’s inevitable in any transaction. But Shannon and her team informed me from the beginning what all the different phases of the transaction were. When I had issues about my loan and home inspection and wasn’t getting the answers resolved by my realtor or lender, she was there instead. She definitely didn’t have to be, but she was. I’ve never had such a great experience when buying a house. Her entire staff has been great to work with. I hands down think they are top notch. My family and I are forever fans. Thanks Shannon!

It's a shame some of you have no idea what you're talking about on here. Betty, anyone in the real estate industry knows that there's a 90 day grace period for your insurance from the day you close to receive payment. ANY reputable insurance company would not have cancelled your insurance in the time frame you posted...maybe you should find a new insurance company. And Hailey...an error on/at your closing doesn't mean you get something for free. Take responsibility as a new home owner to understand what YOU are responsible for. Lando's office has closed 3 of my homes in the last several years along with a few refi's and I've never had a problem. Not everyone will have a smooth process, but there are multiple other parties involved in making a closing go smoothly and those same parties can make a mess of it too. Like my Mother always told me, if you can't say something NICE...

My closing date was 5/31/2019. As of today 7/10/2019 they have yet to send in payment to the insurance company. I received a letter from the insurance company stating they were cancelling my policy due to non payment. I have called this agency twice and cannot get anyone to call me back. I was told by the receptionist that they mailed a check at closing but never followed up to see that it was received. I was then told they mailed another one to them. Once she said regular mail, next she said it was over nighted. They expect a bank wire transfer at your closing but they are not concerned at all about the insurance company not receiving their check, this I have no insurance coverage. I will be filing a complaint against this company if this is not corrected within 24 hours of this post! I did call the office again after I called the SC Law Bar and they gave me the information to file a complaint and it would be investigated. The receptionist tried to blame the post office, the mortgage company and anyone but them. I asked to have the owner of the company call me and of course for the upteem Time was told.. I’ll have someone call you back. I informed them that I was going to file a complaint against them with the bar association. Well then I got a call from the owner saying they mailed another check to the insurance company to the same PO Box they sent it to in the first place. Not too smart! She blamed that on the mortgage company for not providing a different address. Once again let’s not take any responsibility! Now anyone can google and find an address and phone number, but these people can’t. The owner then said she did finally get the address from the mortgage company on Monday but did not take any steps to get this paid, except to say ... we mailed another check Friday..... yes to a POBox!!!! I insisted she make this right today and she called and made a direct payment. Not sure why she couldn’t have thought to do this Monday. Know your rights people and report them to the bar association! Best advice... don’t use them!

Honest review: very similar to Mr./Mrs. Patel previous poor review of LLF. They made an error in my closing documents, and after a month of trying to contact them several times via phone and email to get a response as to how it was going to be handled I continuously got the "I'll give her a message", "She has left for the day", etc excuses. It has been over 3 months now and they still have yet to respond but one time and will not give an answer or take responsibility for their mistake. The one response that I have gotten so far, included the comment "these errors aren't uncommon". Not something you want to hear! Avoid the hassle and poor quality and go to another law firm that knows what they are doing and will actually do what they say (and what you're paying them for).
